How do I invite a tenant to an inspection?
From your dashboard, open a property and tap "Invite tenant." Zacts generates a one-time code. Your tenant enters it in the app (free) and starts their walkthrough — no account or payment needed on their end.
What makes a Zacts report tamper-evident?
When a report is signed, Zacts timestamps it and locks every photo, note, and signature. Any later change would break the seal, so the version both parties signed is the version that stands. Reports export as tamper-evident PDFs you can keep or present in a dispute.
Are the digital signatures legally valid?
Yes. Zacts collects each party's name, a drawn signature, and explicit consent — meeting the requirements of the U.S. ESIGN Act for electronic signatures. Both the tenant and the manager sign the same record.
Can I document move-out and compare it to move-in?
On the Digital plan, yes. A move-out inspection sits beside the original move-in record so you can compare each room's condition side by side and settle the deposit against evidence rather than memory.
Do photos and video count against a storage limit?
No. The Digital plan includes unlimited inspections, units, photos, and video. Capture as much evidence as the unit needs.
What happens to my reports if I cancel?
Your archived reports stay accessible and exportable as PDFs. The record belongs to you and the tenant — cancelling stops new inspections, it doesn't erase the history.
Is Zacts available on Android?

Who can see a report?
Only the tenant and the manager on that inspection, plus anyone they choose to share the secure report link with. Reports are never public and never sold.
